This Perfectly Preserved Modernist Beach House Is On Sale For The First Time

Along a stretch of coastline where summer cottages and salt air have long defined the rhythm of life, Susman House is a distinctive example of Southern California modernism, designed by Carl Maston for Tracy Susman in 1984. The home retains its original character, with natural materials, clean lines, and an easy connection to the Pacific.

Now, for the first time since it was built, the family is offering it for sale.

Cedar siding, clean lines, and expansive glass set the tone for a home designed around its coastal setting. And remarkably, the family largely left it alone. The original cedar, structural beams, brickwork, concrete and architectural language have survived for more than four decades without the house being remodeled. The home is a well-preserved example of Maston’s architectural design.

As you enter, the ocean immediately draws your attention. The living room feels warm and open, with a double-sided fireplace connecting the lounge to the dining area and kitchen. Seamless cabinetry, flush-mounted appliances, and an original wood-slat ceiling give the kitchen a character all its own. On the other side of the fireplace is a large den and a strategically hidden full bathroom. Throughout the lower level, large windows (and a lot of them!), wood beams, and custom brick flooring carry the architecture from inside to the patio, maximizing the ocean view from nearly every angle.

An open staircase leads upstairs, where vaulted ceilings and an adventure of angles shape the bedroom level. The primary suite has its own fireplace, ensuite bath, and private oceanfront deck. A second oceanfront suite offers another fireplace and ensuite bath, while a guest bedroom has a cleverly integrated privacy divider and ensuite bath.
